We have limited capacity and work with a focused group of investors. Before we bring you deal flow, we'll want to understand your buy box — price range, property type, market focus, and how you intend to finance acquisitions.

This isn't a gatekeeping exercise. It ensures the opportunities we surface are actually relevant to your goals, and that we can move quickly when the right deal appears.

Yes. We support offer structuring and submission — including price positioning, contingency guidance, and how to present a competitive offer cleanly. We also coordinate with the transaction team to keep execution tight from accepted offer through close.

A no-cost refinance uses lender credit to offset your closing costs — meaning you don't pay fees out of pocket or roll them into the loan. The tradeoff is typically a slightly higher rate than you'd get if you paid costs directly.

Closing costs exist in every refinance. In a no-cost structure, those costs are covered by lender credit rather than paid by you directly — so the costs are real, but they don't come out of your pocket or get added to your balance.
